A New Back Gate


Over six years ago, I wrote here about the back gates which
were previously doors, one from the house and the other acquired as a swap for some old glass. The latter one was always a problem as the white paint was very tough to sand and in fact was probably impervious, so kept any water in as well as out! I never painted the garden side of it for that reason, so it was black on the public side and white on our side.

Last year I saw that the black and white gate was rotting and I replaced the upper ledge in situ. Then this year I realised that the rot was worse than I thought; the new ledge was about the only decent bit of wood on the gate, with both braces and the two old ledges all looking bad. Moreover, some of the T&G was bad, especially the edge where the two gates almost meet.  I haven't bothered with photos of the rotten wood - I'm sure you are familiar with that! 

Feeling adventurous, I purchased some 6x1 inch treated "as-sawn" timber and, after some serious sanding, set about replacing parts of the gate in sequence. First I made two new
ledges, replacing the middle one first and then securing the two gates together (using spare wood and screws) while I replaced the bottom ledge which carried the lower hinge. Then I had to remove the first two planks from the latch side of the gate as they were narrower than the replacement board. (See top photo) 

When the first plank was fitted I removed the next old one and fitted the second new one, and so on. The only real difficulty with this was that the hinge screws had penetrated through the ledge to the planks, so I had to be careful when doing the planks closest to the hinges as the gate then felt a little wobbly with these screws removed.

The other necessary trick was to work out where the hinge screws would go and, of course, one of them was right into a join between two new planks. 

The penultimate plank required me to rip a narrower plank to
allow the last plank to be full size with two good edges. Then I cut two new braces which were added after the third photo on the right.

Anyway, it's finished now, complete with four coats of primer/undercoat/top coat and I'm very pleased with it!

Havng used treated timber I don't expect to have to do much maintenance to it, other than clean the bird muck off it - I'm wondering whether bird spikes on top would look silly or OK?

Renovating Sash Windows

Well, four years after moving in, I cannot procrastinate any longer: I have started to renovate the sash windows at last.

The house has seven old sash windows (as well as the new double sash in the kitchen and the replacement Venetian window in the lounge, both fitted in 2011), most of which have old wavy glass.  Four are standard two over two, two are a pair of one over one in the bathroom (but they are totally separate windows) and the final one is our bedroom window at the front of the house (photo right): it is basically a normal two over two but each glass has an extra narrow pane on its outside, so there are two normal size panes and two narrow ones in each sash - eight bits of glass in all. Being a cautious sort, I wanted to start with a standard one at the back of the house but t'other half wanted me first to address the tatty complicated one at the front.  The thick paint was flaking and was missing two sash cords, the glass was barely attached and the cill was rotting, not to mention the catch which was rusted solid and loosely attached.

So, first thing on Monday last week, after much research and some advance purchases, and with a fairly favourable weather forecast, the lower sash was removed.  Basically, the process with each sash was to remove the glass (carefully!), completely remove all paint
and old putty, do any necessary repairs, prime, refit the glass and finally finish the painting.  Concurrently, the window frame itself needed a complete strip, replacement of four worn brass pullies (pulleys?), four new sash cords and new parting beads, not to mention some major woodwork repairs.  Looking at the photo (left), it reminded me of having a missing tooth for two weeks - too late to go back now!
The lower sash had loose tenons at the bottom corners, not to mention three loose glazing bars, and so needed re-gluing.  The photo right shows its condition after removing the glass and doing a fair bit of stripping.  One of the narrow panes had been cracked when we bought the house, and I had kept an old piece of wavy glass for just that job - it just needed cutting down.  The rest of the job was some hours of stripping, scraping and sanding, plus a small amount of extra gluing.

The upper sash came out on Tuesday morning.  This one had never fitted properly, and the reason for this was immediately apparent as the weights rested on the bottom while the
window was an inch from the top.  It also had a nasty steel bracket holding the centre glazing bar to the bottom cross member - sadly it wasn't in the right position and there was a 7mm gap to the lower bar.  That one I had already decided to do with some stuff called "Repair Care Dry Flex 4"; this is designed specially for things like doing structural repairs to window frames and isn't cheap - but it does the job admirably (the yellow green bits in the photo left)!

I managed to remove all seven unbroken pieces of glass from both sashes without further breakage - the eighth piece was already cracked when we bought the house and I had kept some old glass from the old lounge window as a replacement.  I also decided to use "Repair Care Dry Seal" instead of linseed putty; this is permanently elastic and seems a better bet after my poor efforts at using proper putty a few years ago!

I thought I had a good idea of how long all this work would take but, once again, I underestimated and it was not until Wednesday of this week (nine days after starting) that I 
was able to fit the freshly painted and glazed sashes back in place (right, before glazing).  I reckon it was over 40 manhours of work as well.  Everything went to plan except that it all took longer; even the weather was kind and no rain got onto my south facing work site until I was refitting the sashes.  I did break one of the narrow pieces whilst cleaning it but, fortunately, I had kept TWO pices from the old lounge window!  The only other issue, at the last minute, was a nasty splinter in the index finger of my right hand, due to careless sanding.

There was also the small matter of the window cill, which was oak but suffering from rot. 
I took off all the poor wood and covered the whole thing in Dry Flex, leaving a gap underneath for some sealant.  At the left bottom corner the sash frame had rotted and so this also received the Dry Flex treatment.  I slaved in a new bottom piece for the front frame, plus some bits for the cross member, both visible in the photo left.  The parting bead is also visible but this is simply a press fit (well, block and mallet).

So, I need to finish off various bits of detail like sealing around the frame and doing the black top coat, but the (almost) finished result has already attracted positive comment from friends, who say that it looks better than the similar window next door (restored three years ago by V******a).  I'll post a completed picture soon.

Loose Ends

It's been a mixed bag recently, with three jobs making significant progress after years of procrastination.

In a spirit of tidying up I decided to mix some more of my local sand & lime putty mix for pointing; then I thought I would do some pointing myself, and my daughter visited and did some more!  So the stone wall which I built last year is almost fully pointed at last (right).

Thus encouraged, I then went back to pointing the side wall of the house which I did a couple of years ago (plus a bit last year) under the new window which I fitted.  Beside that window is the downpipe which had a large hole about 9 feet up; the water gushing through this caused severe damage to the wall as it had been happening over a long period of time.  I only realised how bad it was when clearing the gaps out before filling - in one place I could get my flat hand into the hole, and then curl my fingers up in the void.  There were also some bits where some idiot had smeared a thin coat of cement over the wall, which can only hold moisture in, rather than stop it getting in!  I've now re-pointed a good deal of the worst bits on this wall, mindful of the general rule to not re-point unless absolutely necessary; this is good advice, not just for the integrity of the house but also because it really is a tedious job.  I'm quite pleased with the result!

Having done that pointing, I could now attach the shoe on the bottom of the downpipe.  When we took the ground level down in 2011, I had been left with an annoying gap of about 4 inches at the bottom.  I really didn't want to spend £65 on a new 6 ft length, just for that, and I found a shoe which was longer than usual, but it was still a bit high above the drain.  To bring it down I have used a spare elbow with a collar, and cut the bent bit off, so now there are two collars at the bottom (photo left), and it is a perfect fit (although the groundworkers always seem to attach the gully too close to the wall...).

Then I was urged by 'Er Indoors to do the last bit of skirting board in the lounge; it's one of those bits with a right angle that fits beside the chimney breast, and the old one was rotten; when I had a go a while back, it all went wrong because I didn't cut good 45 degree mitres and so the result was awful.  That was pretty discouraging, spending a couple of hours and achieving absolutely nothing, so I left it.

Anyway, today I had another go and not only cut the two pieces successfully but also fitted the result in place AND painted it (photo right).  Once again, I'm pleased that I can choose a job for the day and do it completely without having to go and buy anything at all.



The third job was the drilling of the hole for the vent in the kitchen (left).  This was not done when the kitchen was fitted (errr... two years ago!) as they intended to chain drill a rectangular hole through 18 inches of stone! I was not impressed as I am sure that this would have caused immense damage to the remaining wall.  Today Pete (who did the brickwork on the extension in late 2011) came and drilled it with his 110mm cutter on an SDS drill, which took him about an hour and a half. It's one of those jobs that perhaps I could do myself but really I am quite happy to pay someone who knows what he's doing.

Now that the hole is done I can purchase the necessary bits to duct the extractor over the hob outside instead of re-circulating it - perhaps I will have done that by Christmas?

The Rebuild Continues

Colin completed the foundations (left) several weeks ago, and at last Pete the brickie has started.  He has been in for most of the last two weeks, and we now have the internal block walls (photo below left) and external brick walls (photo added belatedly, right) erected up to head height.  I am pleased that all the materials I bought were the right ones, apart from a couple of things: a window was the wrong size - far too small (I don't know what I was thinking!) - and the door ordered, with the help of staff who assured me "Of course, we wouldn't sell you a door and frame of different sizes", and then did exactly that!  The door frame was easily fixed the same day and a larger window has been ordered, although I will still have to pay for the smaller one.  However, I was very pleased today to discover a use for the smaller window in the block wall above the toilet door, to give more light in what could be a very dark little cell! There was one error in construction when Pete filled in the wall where the sash window is meant to be fitted; fortunately this was spotted very quickly and easily rectified. There is one other issue with the materials - despite careful use of an Excel spreadsheet, I seem to have bought at least 60 too many blocks.  Offers on a postcard...

We are essentially rebuilding the old extension exactly as it used to be, but in modern materials with a lime mortar finish to match the rest of the house.  This does mean that we have to rebuild the chimney (which extends to the second floor fascia) even though we won't use it as such.  Although I did intend to keep the old one, it was much easier to knock it all down and start from scratch.  One side benefit of this is that the chimney breast can be a lot smaller than the old one, thus allowing better use of the space in the room.

The only real issue this week was the scaffolders, who declined to come as planned on Thursday due to the weather, which was correctly forecast as very light rain for much of the day.  I never thought that scaffolders could be so "wussy" (to use the word said by their receptionist).  So they promised to be here first thing on Friday.  Their idea of "first thing" is not the same as mine, as they turned up at 9.20am, went for a drink and the first pole was unloaded at 9.50am!  The job itself took far longer than they had said, so Pete only got going on site at 12.45, and so we lost more than a full day.  I hope they are better when they come to add the second lift next week, but I'm not holding my breath.

I have been refurbishing a double Georgian style casement window, as illustrated previously (see "The Lull before the Storm").  The frame was totally rotted (and the new one has been delivered already), but the two attractive casements are in not bad condition (see detail right), considering they are probably over 100 years old.  One needed a few epoxy repairs at the base joints, but the other (which was fixed, not hinged) needed the bottom section of frame replacing, as well as the bottom of both verticals.  I have now completed all this and primed them as well, ready for fixing hinges - I really do find this sort of repair joinery very satisfying, especially the stage at which you paint primer over the lovely wooden detail.  I am looking forward to finishing this task soon, but of course I can't fit the window now as the scaffolding is in the way.

Most of the glass was old, wavy and thin; just one sheet was new and thick (and also very badly cut).  However some of the eleven old panes are cracked, and I have a plan:  I have two very large panes left from the old 2 over 2 sash window which was replaced (two were already broken), and I'd like to cut these down to replace two not so large broken sash panes elsewhere in the house.  I then want to cut those smaller panes to provide three or four small panes (about 12 x 9") for the casement window.  However, I am thinking of getting a professional to cut the glass for me as it's a one shot task - right first time or not at all.

Finally, I have had to find a new chippie for the roof joinery as Barry, who did the main roof last year, has cut his hand badly and will be out of action for several weeks.  He has recommended Colin who lives nearby - I reckon recommendations from tradesmen are pretty reliable: a good tradesman is not going to recommend a useless mate, is he?

The Lull before the Storm

It might appear that not a lot has happened in the last two weeks as the new floor and foundations for the extension are still untouched (photo right).  However, we have fitted new carpet on the stairs and landing which really makes a huge difference to the feel of the house.  I have been making plans and the brickie is coming this Monday, and then the work will begin again in earnest.  The materials are here (see below) and I have the joiner, roofer, plumber, electrician and plasterer all lined up (in that order) for the following weeks; the hope is to have the new "look-alike" extension done by the end of November.

I forgot to mention an oddity that we found while doing the excavations.  The extension had its own rising main, fed from the same main in the street as our "proper" rising main in the kitchen, but what we found was that the cast iron pipe carried on under the garden wall and supplied next-door's external tap!  This might seem insignificant, but while the community centre was being built at the back, this was the tap which supplied their water.  Fortunately, I only had a water meter fitted in June this year, which was after the construction had been completed...

Since the foundations for the extension have been done I have been busy reclaiming bricks to re-use for the external wall; we now have 1800 in three piles in the garden (right), which should be about enough; the remaining ones are difficult as they are in cemented blocks of three or four; on these you can spend ten minutes with bolster and mallet, and still only end up with one or two good ones.

The materials for the brick/block work was all ordered and delivered last week.  It was unloaded from the road and dumped in my front garden using one of those lorry-cranes with a good reach.  Then I had the task of moving it all round the back so as not to attract the attention of people who like to appropriate things.  There were lintels, wall plates, blocks, insulation batts and lots more.  I had been quite surprised that we require 450 blocks as well as the reclaimed bricks.  I was even more surprised to find that "lightweight" blocks weigh over 7kg each, so yes, muggins here had to hand every single one (that's over 3 tonnes) into the wheelbarrow, trundle it round the back 50 times (!) and then stack them all again on pallets so they don't get muddy; this all took four hours...  (photo above left).  I could only take 9 blocks each journey as I thought the tenth might be the straw that broke the wheelbarrow for good - it really is on its last legs after being abused by too many overloads.  The really annoying thing was that it was only as the last pallet was being unloaded that I remembered a good idea I had had a long time ago - if I asked nicely, perhaps the lorry could go round the back to the community centre car park and unload over the wall? D'oh!

One task that has been keeping me busy is the refurbishment of a pair of casement windows from the original extension (photo right). I wanted to re-use these as they both have mostly antique glass, as well as being very nice old bits of joinery.  The right hand window has never been hinged but was simply nailed in place, with a rebated edge for the other window to close on as there is no central pillar (mullion?).  The window frame was past retention, being totally rotted by the long-term ingress of water in the old roof, probably from the leaking chimney flashing.  (NB I was unaware that the same water ingress had also rotted the purlin which I thought was the only good bit of wood in the entire roof structure! Isn't ignorance bliss?)  The right hand window needed a new bottom piece of frame, and then I found that both the vertical bottom ends were also rotten, so there was more work than I expected.  The old glass was carefully removed (mostly successfully) and all the replacement wood was found from an old sash which had been taken out of the front window in June.  Now it just needs priming and re-glazing, and the new frame is being made by a local joiner.

Now, as I said, tomorrow it all starts again!

It'll be great when it's finished

Our house continues to attract considerable attention from passers-by, who often stand at the gate and will ask me questions if I am seen.  I have lost count of the number of people who have looked at our house and said "it'll be great when it's finished".  The latest was the blonde lorry driver who delivered the possibly last full load of lime mortar and plaster on Tuesday.  The thing is that I think it's wonderful already!  I'm starting to really think it won't be long now before we can move in, and the kitchen installation is planned for June 13th, so I have a fixed deadline.

This week has seen the completion of the smooth plaster skim of all the walls and ceilings in the whole upstairs, and also down the stairway to the hall.  Hopefully, next week will see the completion of the plaster in the lounge and most of the hall and kitchen.  We have also replaced the old front door and frame with identical new ones (left), specially made at great expense; this was a necessary extravagance, as the old items (right) were really rotten at the base, and well past repair.  The door should get painted this week, and then we can fit the door furniture; one task at home this week was to partially clean the genuine antique doctor's door knocker with vinegar. 

We had a small crisis this week when the only tap in the house refused to turn off, and so I rang Steve the plumber.  He suggested that I tried the rising main which I dreaded as I knew it was very stiff.  Of course, when I tried to close that, it started dripping as well!  Eventually, after an awful lot of water had gone down the drain, Steve came and we now have a new rising main (right, if you don't know what one looks like!) and a new tap (which will be re-used as the outdoor tap later).  Steve will be back next week as the bathroom stuff has arrived and fitting will start.

On the subject of water, I have asked for a water meter (I'm glad it wasn't done before, considering the leak we had).  On Thursday this week a man came to do a survey, and he expressed some surprise at being told to come here because he reckoned that no-one lived here (which is technically true at the moment) and that the house was derelict!

Last Saturday also saw a major step forward as I lit a huge bonfire.  In four hours I burned all the ivy from the front of the house which was cut down last November, the branches from the pear tree which grew three inches from the house, and the buddleia, plus a good number of bits of rotten wood mostly from the joists.  This was a really huge fire (viz the pile in the photo left) and the ashes were still warm on Tuesday afternoon.  The result was that for the first time the whole garden was visible and accessible.  The sense of space and light are a massive improvement over the damp enchanted forest which we encountered on our first visit last August.

Ivy is The Enemy (and Fun with Joists)

Apologies to anyone called Ivy - I assure you that this is nothing personal.

When we bought our house, there was a very large growth of ivy up the front corner and over a good part of the roof (photo left).  This growth, reckoned to be over thirty years old, had damaged the gutters and filled them with compost so that no rainwater flowed at all in almost half of the roof's guttering.  The ivy was so thick that it had actually protected the stone wall which was in great condition, but at the edges of the ivy the wall was green and damp (well, that rainwater had to go somewhere!).  This ivy has been removed (photo right), leaving only a large stump of multiple stems about a foot high beside the corner.

This week, inside that corner of the wall, I have recommenced work on the floor joists.  I already knew that the joist beside the wall was rotten due to damp as a result of the concrete path being too high.  However, I was surprised to find something which, at first glance, appeared to be a 1.5" iron pipe, right in the corner.  Closer inspection showed that it was, in fact, a root of ivy!  Somehow this has penetrated the 18" thick wall, and then it dives down underneath the end supporting wall for the joists (see photo, right).  Happily, the root was easier to cut than the trunk of the ivy which I have been trying to remove for ages.

You might think that ivy looks pretty on the side of your house but, believe me, you need to treat it as the Number One Enemy - get rid of it.  Given half a chance, it will do all sorts of damage, by growing into (and through!) walls, under lead flashing, between junctions in gutters, under slates/tiles, and so on, causing damage which will probably be seen first as dampness.  By then it is TOO LATE and you are already into expensive repairs! 

More Fun with Joists

Continuing the joist work, I then removed the floorboards in the rectangular bay window; this was a known problem area which I had been avoiding for some time.  I fully expected to have to replace most of the six joists, as I had previously found all the skirting board very rotten.  Of course, I should have known better: whilst removing the boards it was clear that there were bigger issues, as some of the joists were not attached to anything except the boards!  The joist at one end of the window (lying on its side on the right of the photo) was the worst, as the wall plate on which it was meant to be resting had also rotted into oblivion at that end.  The photo (right) shows (top left) the remaining piece of the wall plate and a surviving joist (centre).  In fact, the whole wall plate was rotten and pretty useless so I lifted that out, together with four of the joists.  I then could see that the two brick-high supporting wall was actually pretty bad as well; the bricks were all loose and, in its 1.75m length, there was a gap of about 50cm.  It also suffered from being built too close to the outside wall; the gap was about 5cm at most.  Consequently all the stuff which falls down the end of the floorboards (like plaster and rotting skirting boards) had been trapped between the two walls, even covering the wall plate.  As the outside wall was damp (high ground and the rainwater falling from the broken gutter), the dampness had been allowed to invade the inside and this is why the wood had rotted.

Thus it was today that that I found myself mixing a load of hydraulic lime mortar in my own mixer (for the first time), rebuilding the supporting wall and fixing a new wall plate, instead of just using the same bit of 4x2 to replace some joists.

I decided to improve the design by building the new wall three inches further in, thus allowing space for any future debris.  As with joinery, I find this sort of thing quite satisfying, even though it wasn't the task I intended to do.

As part of this job I realised that I had not seen evidence of the air-brick; a long time ago I had ensured this was clear outside to encourage ventilation.  Closer investigation revealed that there was a large clump of cement covering it, which I then removed with a couple of taps with a club hammer.  Presumably it had been blocked because it was causing a draught, but whoever did it seemed to be entirely unaware that its function is exactly that!

Soil Pipes and Useless Joists

Our house has a very small bathroom: 2.1 x 1.5 metres (although it is 3 metres high!).  We usually use a shower not a bath, but feel that a house does need a bath, so we were looking at options of using part of a bedroom for a bath when inspiration struck.  Various suppliers do shower baths which are "P" shaped, so you shower standing in a decent area which is also flat; the inspiration was to discover that they also do these - wait for it - exactly 1.5 metre long.  This then fixes the design of the bathroom as there is only one way that can fit everything in.

Part of this design is that the toilet has to be moved, and this necessitates changing the branch in the soil pipe from left hand (135 degrees) to right hand (112.5 degrees), and moving the branch up a small way.  See existing arrangement, right.  So, this week, I have started by lifting the bathroom floor and removing three feet of the internal soil pipe which is four inch diameter lead pipe.  Being a foul pipe this could have been an awful job but, since the toilet has not been used for ages, it was all dry and so not too bad at all.  The wall of the bathroom was one of the really damp places in the house due to the state of the roof, and so (with the roof fixed) I was very surprised to find dampness still present in the floor.  This was doubtless related to the discovery of a 6mm hole in the side of the lead pipe!  I also found that the toilet had been moved once before as the pipe once went through a large cut-out in the second joist from the wall.  The joist is 7" x 1.75" and the cut-out is almost 6" deep (see gap in front of the pipe in photo left).  This hole had been ignored subsequently when they fitted the floorboards, which had spanned the gap and rested on the rotten end joist... 

Unfortunately, as so often happens, another job appeared whilst doing this one.  The plaster of the hall ceiling under the bathroom floor is not just lath but was actually rotten lath held up by plasterboard.  This combination was in a very bad state (due to the hole in the soil pipe) and, in the corner under the lead pipe (above) the board was not attached to the rotten joist at all!  In no time it was all down in a heap on the floor.  Standing on the few remaining bits of floorboard on joists with just space below is surprisingly disconcerting.

Back to the joists: I quite enjoy this sort of joinery.  Fortunately both joists have good wood at the ends so I have fitted a 6" doubler to each joist, attached to the originals with a copious number of 70mm screws.  In doing this I found that the second joist had predictably split in the middle where the six inch gap started, so I added a couple of screws upwards to re-attach that as well.  In the photo from underneath (see left, before I did the first joist), there is a line of light visible between my doubler and the original second joist - this is where the cut-out was.


The other job was to start removal of the old external soil/vent pipe.  This is an unexpected expense as, to install the new branch, the pipe has to be rebuilt from the ground right up to the (new) flashing in the (new) roof.  I have started by grinding off the old external toilet outlet (right) to remove the pipe in the wall, so that I can progress inside.  We will need to dismantle the old stack, order the required new bits (if we can save any?) and then re-build it all when the new outlet has been fitted.  All that is a joy for a later week! Kurt the Destroyer

We've owned the house for six weeks now, and I'm still amazed at the speed of things.  The roof is almost done, but we lost the whole week except Monday to the weather - annoying when it would only take three days perhaps to finish.  The electricians started last Friday, and the ground floor installation is almost done.  Neil the contractor employs a younger chap called Kurt; he is really very good and likeable, but this week I have discovered that he is really "Kurt the Destroyer".  Chasing the runs for the cables into lime plaster walls produces prodigious quantities of dust and debris, which covers everything including the kettle, cups, tea bags, first aid kit, my glasses etc.  He just doesn't notice or care, it seems (what is his own house like?).  Feeding cables down the walls from the joists above means that he has to lift the upstairs floorboards and so makes a mess works both upstairs and downstairs at the same time.  He also broke a window in the French door (which is going to go eventually, but not yet) by trying to get a massive tool store in through it, which was NEVER going to fit.  So, the entire place is a real mess, and we have invited the neighbourhood round on Sunday for mulled wine and to have a gander at our work.  (The real reason is so that when we finish they will appreciate what we have done all the more!)

I had some success this week; the front room floor joists are virtually finished, and I have ordered some reclaimed floorboards which are to be planed to size. In the meantime, in preparation for Sunday's visitors I have re-laid the old floor boards (without fastenings), and the whole room feels better.

I have also constructed a loft access hatch.  This might sound simple, but when you have suspect and not necessarily parallel joists of various sizes, with a rotted sill plate (due to the roof leaks) which I had not noticed before, it becomes decidedly complicated.  I had to design and construct a new pair of joists to support the sides of my hatch as I did not trust the existing joists to bear the additional weight.  This is a view from the hatch along the new joists:

This is the new bit of sill plate (the bit of wood on which joists rest), made from the bit of joist which I had just cut out for the hatch space.  There is a real joy in immediately finding a use for a nice bit of oak which you have just made redundant!  I was quite surprised to be able to lift the new joist (on the left) with my shoulder whilst slipping the new sill plate underneath.

So, before the roofers cover the membrane and it is lost to natural light for 40 years, I have been able to make the loft hatch.  At least there was a benefit of the bad weather!

Is it really only three weeks?

We seem to have done so much in only three weeks; the roof is progressing slowly, thanks to the usual autumnal weather, but at least we have seen the first slates go back on.  Encouragingly, we don't seem to have lost as many slates as first thought, so just a few reclaimed ones will be needed to complete the job.  Also, the scaffolding has been extended (see the platform above the gutter level) to permit work on both central chimney stacks, which should start next week.

This week's drama was inside.  I decided to take up a few floorboards in the lounge (the rest of the downstairs is solid floor); we knew that there was some issue with the joists where they meet the wall which has the solid hall floor and stairs on the other side.  In fact, the twelve joists are in better condition than I had expected, thanks to a good-sized air space underneath, apart from three places where no air could circulate due to builders' rubbish.  The end of the joists do not rest on the solid foundation as I had expected; rather, there are four small brick walls which support the joists, each with a bit of four by two acting as the sill plate on top of which the joists rest.  After I had taken up the two floorboards closest to the solid wall, I could see that there was indeed some rot/woodworm etc in some of the joist ends and in a few floorboards. Also, the sill plate was rotten in a few places.  Well, that's still fixable. 

I think that the ends of the joists should not actually contact the solid wall but they do - someone had thought it a good idea to fill the gap with mortar, which then enabled the joist ends to become damp and hence rot.  Also, the plaster was too low behind the skirting boards and actually touched the floorboards, again helping dampness to spread and causing rot.  I could add some photos of really bad bits of rot but I'm sure you know what it's like - it looks OK but crumbles in your hand...

I was still thinking that I could fix this all myself when I cleared away some plaster and caused some mortar to fall off which revealed WOOD at the base of a brick wall.  It was with a sinking heart that I removed the plaster at the foot of the entire twelve foot wall to reveal that it was built of brick with a wooden foundation layer at floor level.  I went home both depressed and puzzled! 

The next day, further investigation revealed that this wood may be actually in quite good condition so I shall consider treating it and leaving well alone.  I then resolved to take some more floorboards off to discover the extent of the woodworm and rot on the joists, especially the joist beside the damp external wall (where someone has installed a raised concrete path outside).  Take my advice - be prepared if you do this, and know when to stop.  The first thing was that I found more wood in the external wall - this was a smaller piece which of course had rotted thanks to the damp external wall.  I think it was to help secure the skirting board, but it had long since ceased to serve any purpose except to act as a sponge.

Three hours later I had removed about half of the flooring in the lounge and, hopefully, I have found the end of the woodworm and rot.  I also had the joy of removing a twelve foot piece of skirting board complete without damage, only to see it split under its own weight as I picked it up - woodworm again!  More firewood.

So this time I went home via a well-known supplier of building materials to buy a load of new timbers with which I shall discover if I can fit a level floor, once I can find about twenty five feet of reclaimed 7"x1" pine floorboards which do NOT have woodworm and rotten bits!
